Check out Episode 2, as agent Mike Hulett walks a couple through home inspection and making an offer:

Before You Buy Chicago Condos: What To Look For When Viewing a Property

What’s important when you actually view a property you might potentially buy? You should consider everything from the surrounding area to the fixtures and features to the floor plan.

More specifically, you might want to look for anything, along with your home inspector, that could potentially become an issue in the time you spend in your new home.

The home inspection can have a large impact on the closing of your home: it can help you negotiate a lower price, it can notify you to problems that would make you not want to invest in the home, and it can give you the peace of mind to know that you are investing your money in a solid piece of Chicago real estate.

After you make sure you have hired a reliable inspector (read some questions to ask your potential inspector here), there are some things you should definitely make sure get covered in your home inspection.

What Your Home Inspection Should Cover

  • Siding: Look for dents or buckling
  • Foundations: Look for cracks or water seepage
  • Exterior Brick: Look for cracked bricks or mortar pulling away from bricks
  • Insulation: Look for condition, adequate rating for climate
  • Doors and Windows: Look for loose or tight fits, condition of locks, condition of weatherstripping
  • Roof: Look for age, conditions of flashing, pooling water, buckled shingles, or loose gutters and downspouts
And that’s just the tip of the iceberg. Read about more about what your inspection should cover here.
