Jameson Realty Group:
39-STORY 50 EAST CHESTNUT OPENS FURNISHED MODEL IN GOLD COAST

CHICAGO-Sumptuous spaces and open vistas are showcased in a newly furnished single-floor model at 50 East Chestnut, a 39-story boutique luxury condominium development underway at the corner of Rush and Chestnut in the Gold Coast.

"We have a professionally designed and furnished model by Gary Lee Partners that shows buyers the versatility of this gracious floor plan," said developer Charles Huzenis of Jameson Development, LLC.

The 50 East Chestnut model residence is a textbook example of designer Gary Lee's "New Chicago style."

"It's not East and it's not West," said Gary Lee. "It's a concept that allows you to live comfortably with a collection of beautiful objects-regardless of their provenance, vintage or style within a harmonious framework."

The model design is impressive in its warmth and comfort instead of glitz. Gary Lee and his team took a unique approach by eliminating some of the traditional walls and strategically placing millwork partitions that provide the ability to create intimate spaces by closing them-or keeping them open to provide a dramatic vista along almost the entire length of the home.

"The Gary Lee Partners concept also illustrates how beautifully these units lend themselves to gracious entertaining," Huzenis said.

Another aspect of Gary's style is successfully blending contrasting elements that play off of one another to achieve balance. For example, the almost "gallery white" living spaces give way to a seductively dark master bedroom. Neutral-toned rugs and furniture float on richly-hued wood floors, and natural stone and glass provide a counterpoint to the dark cabinets in sumptuous bathrooms.

In our seemingly bling-saturated world, Gary Lee created an urban aerie that shows how the residences at 50 East Chestnut can sooth the senses and give homeowners a sanctuary where they can be surrounded by the furnishings and objects that truly make their house a home.

The customized floor plan in the model envisions how the standard plan for floors 8 through 35 at 50 East Chestnut could be individualized, Huzenis said.

The standard floor plan features 3 bedrooms, 3.5 baths and 3,904 square feet of living area. It's priced from $2,846,900. Parking is available for $65,000.

Each full-floor condominium residence at 50 East Chestnut is shaped like a trapezoid, with four light-filled corners interconnected by two terraces. "Breathtaking light-filled views through expansive windows are available in almost every room in the model," Huzenis said.

The model is stunning from the beginning with its dramatic entrance with a private elevator foyer. Double doors swing open to reveal a grand entry foyer with a spectacular tray ceiling which leads to the model's spacious great room with light-filled southern exposure.

In the southern rooms, Gary Lee Partners creatively employed flexible formal and informal living spaces with the installation of two floor-to-ceiling millwork partitions that nest folding doors between the corner family room, central entertaining room and corner formal dining room to showcase privacy when needed.

In all of the residences, the 24.5-by-14.5-foot family room has access to a 6.75-by-20.75-foot terrace which is shared by the corner master bedroom (17.5 by 16.5 feet). The master bedroom suite features a large walk-in closet and a spa-like master bath.

The luxurious bath includes a soaking tub, natural stone shower and bench, separate water closet room on one side with double vanities separated by a recessed make-up counter with seating on the other wall. Natural light fills the space from a large translucent window and two transom windows above.

Two additional bedrooms in the residence on either end of the space each feature a private bath.

A highlight of the luxurious model is the spacious kitchen with hardwood floors, large island with seating, Brookhaven cabinetry plus top-of-the-line appliances including a Sub Zero 48-inch side-by-side refrigerator/freezer, Wolf double-ovens and five-burner gas cook-top, and Bosch dishwasher.

The kitchen also connects to a terrace on the east side (6 by 18.5 feet), which has a gas hook-up and electrical receptacle.

Sales have reached the 50-percent mark at 50 East Chestnut, and first closings began in October, said Steve Mandell, partner in Rush Chestnut, LLC, the developer. The building is scheduled for completion in the spring of 2008.

"Many luxury condominium buyers at 50 East Chestnut are selling large North Shore and west-suburban homes and moving to the Gold Coast, but they are not making much of a sacrifice in space," said Ellen Nemirow, director of client services for Jameson Development.

A wonderful choice of 3-bedroom, 3.5-bath residences are still available for purchase. Remaining full-floor residences range in size from 3,845 to 3,904 square feet and are priced between $2,846,900 and $3,539,900.

Prices include the following standard offerings: technology wiring, tray ceiling with cove lighting, 3-inch white oak select rift sawn and quartered wood floor.

"50 East Chestnut-where each condominium occupies an entire floor-is so private it will be like owning a single-family home in the sky," said Huzenis. "Residents will enjoy a lifestyle of luxury just west of Michigan Avenue's 'Magnificent Mile.'"

The high-rise condominium features dramatic common areas. "Consider: As residents and their guests enter the 50 East Chestnut lobby, they are surrounded by classic elegance, with a touch of theater," said lobby designer Richard Bliss of Solomon Cordwell Buenz.

"The rich, elegant environment is comprised of floors of Roman Travertine and Emperador Dark with accents of Gaudi, walls of panelized mahogany and understated grass cloth which create a sense of warmth and home," Bliss said. "Vaulted ceilings and an impressive marble fireplace add the touch of theater for the residents and guests who visit the lobby at 50 East Chestnut." "With so few residences, this is a very intimate building where residents will enjoy plenty of privacy unlike many of the new larger high-rises currently on the market downtown," said Nemirow.

The condominiums at 50 East Chestnut also offer a host of amenities including private garden terrace with dog run, top-floor fitness center with incredible views, 24-hour doorman, personalized concierge services and a self-park garage. "We expect people who enjoy living near the lake and savor the excitement of living in the city to purchase at 50 East Chestnut. These are people who seek all of the amenities that Michigan Avenue and the Rush Street area have to offer," Huzenis said.

The 50 East Chestnut model is open Saturdays and Sundays from 1 p.m. to 4 p.m. in Residence 2101 of the 50 East Chestnut Building.
