THE FLATS ON FULTON - NEW CONDOMINIUMS UNDERWAY IN GARFIELD PARK
CHICAGO-Construction is underway at The Flats on Fulton, a new-construction condominium development in the emerging Garfield Park neighborhood located on the city's on the West Side.
The initial phase of the development features a pair of 3-flat condominium buildings located at 2907 and 2909 W. Fulton, just north of Lake Street between Sacramento and Western avenues. Each condo will feature 2 bedrooms and 2 baths. Base prices range from $243,900 to $249,900.
"The architectural style of our two brick 3-flats was designed to blend in with the look of the existing neighborhood," said developer David Doig, vice president of Gen One Group. "Design highlights include bay windows and ornate cornices."
"New-construction has just gotten underway in the Garfield Park neighborhood, so these units are special," said Charles Huzenis, president of Jameson Realty Group, which is the exclusive marketing agent for the Flats on Fulton.
All of the residences will have large, private decks, 9-foot-tall ceilings, oak hardwood flooring in the entry living room and kitchen and carpeting in the bedrooms.
Kitchens are equipped with 42-inch cabinetry, 1¼-inch thick granite countertops and a stainless-steel appliance package including, side-by-side refrigerator, gas range, microwave and dishwasher.
Other standard amenities include ceramic-tile baths, central heating and air-conditioning systems and high-speed Internet and cable television wiring.
Doig said the Flats on Fulton is located about three blocks from Garfield Park and two el stops from downtown.
"Garfield Park is a rapidly improving neighborhood with straight access to downtown and the amenities of Garfield Park. The neighborhood is going through revitalization. There is a lot of rehab going on here right now," Doig said.
"The condos are perfect for first-time buyers. The units are in the $240,000 range, which is very affordable. Yet they still have all the standard luxury features such as granite countertops," Doig said. "They're also spacious with approximately 1,350 square feet of living space.
"What's nice about the development is that it's near Garfield Park, which is an incredible oasis of greenery within the neighborhood," Huzenis said.
The Garfield Park neighborhood is a mix of greenery and city life. Since the 1950s a complex of hospitals, two expressways and the University of Illinois at Chicago have moved to the Near West Side, but experts say this West Side Chicago neighborhood has managed to survive nearly intact because of the park which anchors the community.
The neighborhood's namesake, Garfield Park, has more than 180 acres of green space. It was designed by one of the Windy City's premiere architects-Jens Jensen. The park and scenic lagoon are just north of the Eisenhower Expressway, between Trumbull and Washington.
The park is in the center of the neighborhood and divides East and West Garfield Park. The 184-acre park has a premiere vintage domed field house. Jenson designed the park in 1874 and the Conservatory in 1906.
To make way for the Garfield Park Conservatory, a smaller and dilapidated conservatory was razed and the new five-building glassed structure was built. It has a palm forest, lagoons and landscapes of plants set in walled gardens and naturalistic surroundings.
The conservatory, at 300 N. Central Park Ave., is home to some of the world's largest indoor gardens. The facility has 4.5 acres of plants-exotic plants, flowers, cacti, and trees. Each year the Chicago Park District presents five flower shows at the Lincoln Park and Garfield Park conservatories. The facility also has a special Discovery Area designed for children.
The neighborhood itself features a series of grand boulevards with stately graystones and large vintage single-family homes, while the side streets have a mix of bungalows and gracious Victorian graystone apartment buildings.
For those looking for entertainment, the Garfield Park neighborhood is known for its legendary blues haven, the Bossman Blues Center at 3500 W. Lake.
