CHICAGO-A posh sales center now is open to market the luxury condominiums under construction at 30 West Erie, a 13-story boutique mid-rise just steps from Michigan Avenue's "Magnificent Mile."
"Our sales new center is conveniently located at 650 N. Construction for 30 West Erie is moving rapidly on the 9,400-square-foot site located at the northeast corner of Dearborn and Erie streets just west of Michigan Avenue's famed shopping district and down the block from Chicago's historic Mansion Row District in the heart of River North.
The 20-unit condominium was recently topped off at the 13th floor, brickwork is underway and occupancy is scheduled for spring of 2007, according to Levine Construction Co., the general contractor. Construction funding is being provided by Fifth Third Bank.
"30 West Erie is destined to become a timeless architectural landmark, said Birmingham. "With only two homes per floor, luxury condominium buyers at our posh but private mid-rise will reside in their own world just steps from Michigan Avenue."
"The classic Beaux-Arts style of 30 West Erie was designed by the architectural firm of Hartshorne + Plunkard, Ltd. to showcase timeless, turn-of-the-century elegance," said Schillaci.
"The building features classic red brick, architectural cornices and a stunning slate mansard roof with large arched window inserts," said architect James Plunkard of Hartshorne + Plunkard. Large covered terraces are nestled into the corners of the structure.
"The original design intent was to make the building look like the vintage buildings along Lake Shore Drive, or those on Park Avenue in New York City," said principal project architect Paul Alessandro of Hartshorne + Plunkard. "Brick and mortar detailing will make 30 West Erie look like it was built a century ago."
"This intimate building exemplifies Chicago's reputation for classic and enduring architecture," said project architect Thomas Pope of Hartshorne + Plunkard.
Once the pre-cast concrete façade is faced with rich red brick and accented with corner balconies on every residential level, 30 West Erie will be a step above other new-construction condominium developments now underway in River North, according to Harry Huzenis, of Jameson Realty Group.
Brickwork on the exterior façade of the building is slated for completion in autumn of 2006, said Schillaci. Mechanicals and window installation will coincide with the finish of brickwork.
Drywall and interior finishing will be completed by January of 2007, with first residential occupancies beginning in spring of 2007, he said.
30 West Erie will feature 3,500 square feet of ground floor commercial space, a two-level parking garage and residential units from the 4th through 13th floors.

Condominium sales at 30 West Erie are already at 30 percent, according to Jody C. Williams, vice president of marketing for Jameson Realty Group.
Running from Oak Street to the Chicago River, the Magnificent Mile and the nearby River North and Streeterville neighborhoods, have more than 450 retail stores and shops and more than 425 restaurants, according to Greater North Michigan Avenue Association.
