Jameson Realty Group:
POSH CONDOMINIUM SALES CENTER NOW OPEN FOR 30 WEST ERIE IN RIVER NORTH
CHICAGO-A posh sales center now is open to market the luxury condominiums under construction at 30 West Erie, a 13-story boutique mid-rise just steps from Michigan Avenue's "Magnificent Mile."
"Our sales new center is conveniently located at 650 N. Dearborn-directly across the street from the premiere condominium's construction site-features a plethora of information ranging from luxury building amenities and detailed floor plans of these unique homes to samples of the highly upgraded finishes," said developer Peter Birmingham, partner in Schillaci-Birmingham Development Inc.
"These are top-of-the-line, extremely private and spacious luxury condominiums with only two units per floor," said co-developer Peter Birmingham, partner in Schillaci Birmingham Development Inc.
"With this in mind, buyers in this price range deserve to be pampered and given deluxe treatment in the selection process," Birmingham said.
The 1,200-square-foot center is comfortably furnished for prospective purchasers who want to review floor plans, see all standard finishes as well as select upgrades.
The center is staffed with experienced sales representatives from Jameson Realty Group, the exclusive sales and marketing agents, who will guide buyers through the entire sales process.
Each luxury 3-bedroom-plus-library residence at 30 West Erie encompasses about half of an entire floor, offering 2½ baths and 2,288 to 2,775 square feet of elegant living space in the boutique development.
Each residence features two private balconies and top-of-the-line standard amenities. Base prices range from $1.199 million to $1.575 million.
Luxury choices at 30 West Erie range from a variety of wood flooring selections and kitchen appliance packages to a wide choice of master bath marble tile, wooden doors and security systems.
"With the sales center now open, prospective buyers of these elegant condominiums can relax while they choose finishes for their new home," said co-developer Anthony Schillaci, partner in Schillaci Birmingham Development.
Construction for 30 West Erie is moving rapidly on the 9,400-square-foot site located at the northeast corner of Dearborn and Erie streets just west of Michigan Avenue's famed shopping district and down the block from Chicago's historic Mansion Row District in the heart of River North.
The 20-unit condominium was recently topped off at the 13th floor, brickwork is underway and occupancy is scheduled for spring of 2007, according to Levine Construction Co., the general contractor. Construction funding is being provided by Fifth Third Bank.
"30 West Erie is destined to become a timeless architectural landmark, said Birmingham. "With only two homes per floor, luxury condominium buyers at our posh but private mid-rise will reside in their own world just steps from Michigan Avenue."
"The classic Beaux-Arts style of 30 West Erie was designed by the architectural firm of Hartshorne + Plunkard, Ltd. to showcase timeless, turn-of-the-century elegance," said Schillaci.
"The building features classic red brick, architectural cornices and a stunning slate mansard roof with large arched window inserts," said architect James Plunkard of Hartshorne + Plunkard. Large covered terraces are nestled into the corners of the structure.
"The original design intent was to make the building look like the vintage buildings along Lake Shore Drive, or those on Park Avenue in New York City," said principal project architect Paul Alessandro of Hartshorne + Plunkard. "Brick and mortar detailing will make 30 West Erie look like it was built a century ago."
"This intimate building exemplifies Chicago's reputation for classic and enduring architecture," said project architect Thomas Pope of Hartshorne + Plunkard.
Once the pre-cast concrete façade is faced with rich red brick and accented with corner balconies on every residential level, 30 West Erie will be a step above other new-construction condominium developments now underway in River North, according to Harry Huzenis, of Jameson Realty Group.
Brickwork on the exterior façade of the building is slated for completion in autumn of 2006, said Schillaci. Mechanicals and window installation will coincide with the finish of brickwork.
Drywall and interior finishing will be completed by January of 2007, with first residential occupancies beginning in spring of 2007, he said.
30 West Erie will feature 3,500 square feet of ground floor commercial space, a two-level parking garage and residential units from the 4th through 13th floors.
"Unique floor plans, quality construction and upgraded finishes are signature standards of our projects that enhance the value of the new home," said Schillaci.
"We design our projects around the needs of the buyer, community and market with careful attention to long-term integrity. We have built a reputation among our clients for delivering a 'punch-list free' home at closing," Schillaci said. "We deliver exceptional homes for an exceptional clientele."
Each residence at 30 West Erie offers a treasure trove of standard luxury amenities included in the purchase price such as oak hardwood flooring, gas fireplace with marble hearth and marble master bath, said Birmingham.
The residences also have a private corner terrace off the kitchen with electric receptacle and light and gas grill hook-ups. Inside, condominiums have 10-foot to 11-foot ceilings and crown molding in the living room and dining room and library.
The master bathrooms at 30 West Erie are fit for royalty. Some of the highlights include marble floor and shower/tub surround, choice of cabinetry, marble or granite countertops, a separate shower and a corner whirlpool tub with marble-tile apron. Kitchens are equipped with elegant amenities geared to a luxury lifestyle, including a butler's pantry area with sink and faucet.
Other kitchen amenities include hardwood flooring, Crystal custom 42-inch cabinets, granite countertops, Grohe pull-out faucet, disposal and stainless-steel appliances including a Sub-Zero refrigerator, Thermador oven/range with hood and exhaust fan, GE microwave/convection oven and Bosch dishwasher.
The kitchen island has an under-mount stainless steel vegetable sink and a Grohe pull-out faucet. Some of the development amenities include first-floor retail space, dog run, garage parking, exercise room, security system and high-speed Internet ready connections.
Condominium sales at 30 West Erie are already at 30 percent, according to Jody C. Williams, vice president of marketing for Jameson Realty Group.

Residents of 30 West Erie will be a short stroll to Michigan Avenue to visit world-class retail neighbors like Nordstrom's, Saks and Neiman's.
"You can wander The Shops of North Bridge, Chicago Place, 900 North Michigan Avenue and Water Tower Place, or peruse the world's finest luxury shopping at stores like Tiffany's, Coach, Prada, Burberry's and more," Huzenis said.
30 West Erie also is within walking distance of some of Chicago's best dining experiences including restaurants like Les Nomades, Tru, Capital Grille, Keefer's and RL as well as dozens of casual eateries and coffee houses offering a host of eclectic and ethnic delectations.
