Jameson Realty Group:
SALES LAUNCHED AT 30-UNIT CLARK 36 CONDOMINIUMS IN ANDERSONVILLE

CHICAGO-Sales are underway at Clark 36, a stunning 30-unit new-construction condominium development in the Andersonville neighborhood on Chicago's North Side.

The development, located at 4860-4872 N. Clark Street, is being developed by McHugh Homes and will feature three buildings, built side-by-side, said Charles Huzenis, president of Jameson Realty Group, exclusive sales and marketing agent.

One of the most interesting features of the new development is its vintage-styled architecture which features a brick and stone facade and an abundance of Old World style architectural detailing such as arched windows with a crown of ornate bricks overhead and lentils.

"The building is designed to blend into the neighborhood's existing architecture," Huzenis said. "The development will look like it has always been there."

Plans for the 3-story development also call for first-floor commercial space and a landscaped rear yard. Residents will have elevator access to their condominiums.

Buyers may choose from among 2-bedroom or 3-bedroom floor plans with 2 baths. Pre-construction base prices range from $389,000 to $489,900, which includes garage parking. Initial occupancy is scheduled for spring of 2008.

Some of the standard condominium features at Clark 36 include oak hardwood flooring throughout the living area, crown moldings, ventless fireplaces with custom mantles and generous-sized outdoor spaces.

The gourmet-styled kitchens will include granite counters, Brookhaven cabinetry, recessed and pendant lighting, plus a full stainless-steel appliance package.

Other amenities include: in-unit stackable washer and dryer and a master bath spa with stone flooring, tub and shower surround, granite or marble vanity, Brookhaven cabinetry and oversized steam shower. Secondary baths will feature a pedestal sink and stone flooring and tub surround.

All of the residences will be pre-wired for: Category 5 telephone lines with high-speed internet access and satellite, speakers in master bedroom, bath and kitchen, surround sound in the living room and a security alarm system.

One of Clark 36's premiere floor plans is Plan 2N-4N, a 3-bedroom condominium with 3 baths.

The foyer entry into the residence is in the center of the long, rectangular-shaped floor plan.

Just ahead is one of the secondary bedrooms, measuring 12 by 10 feet. The bedroom has shared access with another bedroom (11.5 by 10 feet) to a full bath, situated between the two.

To the left of the foyer and down the long hallway, it opens to a large space containing the 12-by-10-foot kitchen, a 24-by-15-foot living/dining area. The living/dining area has access to a large 18-foot-long porch.

The kitchen is defined from the living/dining area via a long work island/breakfast bar.

For maximum privacy, the master bedroom is located at the opposite end of the floor plan. The room measures 16 by 12.5 feet and features a full wall of closet space. The master bath is large, measuring 9 by 10 feet. It features a water closet, separate shower area, tub and dual vanities.

Huzenis said the location of Clark 36 in the Andersonville neighborhood is one of its best assets.

Tucked into the southwest corner of Edgewater is Andersonville, a charming community bounded by Foster, Clark, Ravenswood and Bryn Mawr.

"Andersonville has a decidedly Swedish presence, with a business district that has charming Swedish bakeries, Scandinavian delicatessens and restaurants," Huzenis said.

Buyers at Clark 36 will find a host of amenities that include unique shops and restaurants.

Huzenis said that especially noteworthy is the retail community along Clark Street, which features an exciting mix of independent merchants, restaurants, bakeries, fitness clubs, taverns, bookstores, antique shops and art galleries.

"To the east is Uptown, a diverse neighborhood with plenty of music venues, nightclubs, restaurants and shops," Huzenis said.

"Just South, Lakeview is home to the Chicago Cubs and Wrigley Field and plenty of additional shops and restaurants. Transportation is great with the CTA bus line running along Clark Street and access to nearby EL stops."

The history of the Edgewater/Andersonville neighborhood dates back to the late 1800s when the area was developed for upper-income residents seeking housing along the lakefront. The name Edgewater was crated by developer John Lewis Cochran in 1885 and given to a subdivision bounded by Foster, Broadway, Bryn Mawr and the lake, reports the Edgewater Historical Society on its Web Site:www.edgewaterhistory.org.

The surrounding neighborhood also had-and still has-a large entertainment district centered at Broadway and Lawrence with venues like The Green Mill, the Riviera Theatre, the Aragon Ballroom and the Uptown Theatre.

Restaurants abound in the Edgewater/Andersonville area. The neighborhoods have everything from the finest Swedish delicatessen and bakeries outside of Sweden to many Middle Eastern restaurants and acclaimed Mexican, Japanese, Italian, and contemporary American dining options.
