92-UNIT MOD CONDOMINIUM GRAND OPENS IN CHICAGO'S WEST LOOP

CHICAGO-Sales will grand open on September 1st at Mod, a cool 92-unit new-construction contemporary-style mid-rise condominium development in Chicago's hot West Loop neighborhood.

"The Chicago architecture firm of Sullivan Goulette & Wilson designed Mod's two 5-story glass-and-steel buildings set off with bold red vertical panels on the façade," said Charles Huzenis, principal in Jameson Realty Group, which is marketing several condominium developments in the area.

"The idea was to do something progressive and modern," said developer Daniel Boyd, a partner in Stillpoint Development, co-developers of the project along with The Pickus Companies and Castlebar Enterprises, Inc.

Plans for Mod call for a 56-unit building at 1222 W. Madison and a 36-unit property next door at 1224 W. Madison, Huzenis said. Mod also will have 5,014 square feet of ground floor retail space. The sales center and model is at 1131 W. Madison.

One-bedroom, 2-bedroom, and 2-bedroom-plus den residences with 1 or 2 baths and 860 to 1,470 square feet of living area are planned.

"Pre-construction prices range from $284,900 to $499,900," said sales manager Mike Battista of Jameson Realty Group. Parking spaces are available for $35,000.

Targeted toward young urban professional buyers who are influenced by contemporary design, Mod's developers chose unusual finishes-polished concrete floors, kitchen counters made from a heat-resistant quartz composite and European kitchen cabinets highlighted by teak veneer, aluminum and glass, Battista said.

Mod's units also feature 10-foot-high drywall-finished ceilings floor-to-ceiling windows.

"Mod provides an unparallel style of living, the latest in high-end finishes combined with the perfect environment. All at the perfect price," Battista said.

Mod kitchens are equipped with full stainless-steel appliance package including a deck-mounted gas cooktop, built-in microwave, disposal, 21-cubic-foot fridge with icemaker, built-in electrical wall oven, Kohler faucet and recessed can lighting.

Consider the other amenities that are included in the purchase price: master baths with European teak wood veneer cabinets, quartz countertop, square sinks, Grohe faucets and shower sets, frameless-glass shower doors, tiled shower and bath enclosure and a full height mirror with pendant lighting.

Condos also come with laundry hook-ups with space for full size appliances, whisper quiet exhaust fans and solid core doors.

In addition to the condominiums, Mod will feature a green roof, two energy-efficient elevators, a fitness room with yoga loft, bike storage and a keyless Fob Access System with remote access through an intercom.

One of the most popular floor plans is Model 10, a 2-bedroom residence with 2 baths priced from $359,900.

The entry reveals a foyer that leads to a stunning and spacious 28.5-by-14.3-foot living/dining/kitchen area. The huge space has access to a large nearly 11-foot-long balcony. The living/dining room opens to a large 12-foot-long kitchen.

The living area leads to a 13.3-by-11.3 master bedroom. The room features a huge walk-in closet and private access to the master bath.

To the immediate left of the foyer, you'll find a 10-by-10-foot secondary bedroom, positioned on the opposite end of the floorplan for maximum privacy. Just ahead and to the right of the foyer is a large laundry closet and powder room.

One of the best attributes of The Mod may be its West Loop location. "The West Loop is one of the hottest neighborhoods in the city of Chicago. It's new, alive and is moments from downtown and the service amenities continue to grow at a fast pace," Battista said.
