VINTAGE CONDOMINIUM CONVERSION CHOICES ABOUND ON NORTH SIDE

CHICAGO-Condominium shoppers who shy away from modern architecture and monochromatic interiors should tour one of several vintage walk-up developments on the North Side being marketed by Jameson Realty Group.

Housed in courtyard settings and smaller apartment buildings, these condominiums typically feature totally renovated facades-everything from ornate brick, limestone and terra cotta-along with interiors showcasing trayed ceilings, crown moldings, hardwood floors and plenty of wood trim.

"Buyers are typically searching for renovated vintage buildings that feature original woodwork and moldings, 9-foot to 11-foot ceilings, fireplaces and refinished oak or maple wood floors," said Charles Huzenis, president of Jameson Realty Group.

Despite the age of these charming buildings, condo buyers will find completely renovated interiorswith modern conveniences that may include kitchens with granite countertops and stainless-steel appliances, new bathrooms with whirlpool tubs and restored fireplaces.

The Old World architectural charm of a vintage condominium in a walk-up building on a quiet, tree-lined street continues to draw first-time buyers to several choice North Side developments, Huzenis said.

The company is currently marketing a wide array of renovated vintage condominiums in an assortmentof North Side developments in Rogers Park, Ravenswood, Albany Park, Andersonville, Ravenswood Manor and Margate Park.

Despite all of the fancy woodwork and vintage architectural character, another advantage of buyingat these developments is the price tag.

"Many of these vintage condominiums feature affordable prices, with some units priced under $250,000, making them perfect for entry-level buyers," Huzenis said. "First-time buyers are usually looking for something priced under $250,000."

Although the walk-up courtyard buildings were built years ago, today's vintage condo-conversion developers typically offer major refurbishments including new electrical and heating systems as well as new bathrooms and kitchens.

"Today's savvy condo buyers demand new kitchens with granite counters and stainless-steel appliances, marble baths, refurbished hallways, new windows and upgraded roofs and mechanical systems," Huzenis said.

"Condominiums in older buildings are desirable because the buildings are well built and offer great architectural appointments, including crown moldings and brick fireplaces," he said.

Many first-time and move-up condominium buyers are shopping for a renovated residence in a 3-unit to 40-unit brownstone or greystone walk-up building with architectural character.

"These buyers enjoy being part of a quiet residential neighborhood. They like knowing who their neighbor is and they enjoy being away from the hustle and bustle of major thoroughfares," Huzenis noted.

Jameson Realty Group currently has a variety of condominiums with prices starting under $250,000. Here is a look at some of the choices:

Wilton Schubert Condominiums This 24-unit courtyard building at 914-924 W. Schubert/2701-2707 N. Wilton has been totally renovated inside and out. The light-colored brick building has only one condominium left for sale.
