39-STORY 50 EAST CHESTNUT REACHES TOPPED-OFF STAGE IN GOLD COAST
CHICAGO-Construction has reached the topped-off stage at 50 East Chestnut, a 39-story boutique luxury condominium development underway at the corner of Rush and Chestnut in the Gold Coast.
"The topping out brings the sleek, modern 50 East Chestnut tower closer to being recognized as a Gold Coast landmark," said developer Charles Huzenis of Jameson Development, LLC.
"We have finished pouring concrete for the roof walls and have installed the mechanical equipment," said Sarah Morie, project manager from James P. McHugh Construction Co. "Windows are being installed on the 29th floor and stairs have been installed to the roof."
Floors 6 through 10 have been painted and drywall is being installed on the 12th floor, Morie said. The elevator frames have been installed up to the 25th floor. The lobby is framed and build out has begun.
"As residents and their guests enter the 50 East Chestnut lobby, they will be surrounded by classic elegance, with a touch of theater," said lobby designer Richard Bliss.
"The rich, elegant environment will be comprised of floors of Roman Travertine and Emperador Dark with accents of Gaudi, walls of panelized mahogany and understated grass cloth will create a sense of warmth and home," Bliss said.
"Vaulted ceilings and an impressive marble fireplace will add the touch of theater for the residents and guests who visit the lobby at 50 East Chestnut," he said.
A professionally furnished and decorated model residence by Gary Lee Partners is scheduled to grand open at the building in October, and first closings on sold units will be this fall, said Steve Mandell, partner in Rush Chestnut, LLC, the developer. The building is scheduled for completion in the spring of 2008.
"50 East Chestnut is a step above other new-construction condominium developments now underway in Chicago," said project architect Martin Wolf of Solomon Cordwell Buenz & Associates. "The building will have single floor residences with abundant terraces and spacious floor plans in a great location."
The $75-million 50 East Chestnut development is being built on an 11,000-square-foot site.
Solomon Cordwell Buenz designed the handsome high-rise with cast-in-place concrete and pre-cast concrete stone cladding on the first five floors with granite and limestone on the first four floors. A mix of curtain-wall and architecturally exposed concrete is on the upper floors.
"The rich granite and limestone base is similar to the high-quality buildings erected on the Gold Coast at the turn of the century," Wolf said.
"The sleek modern tower is articulated as two vertical masses-a glazed, slightly curved form clad in glass and a more solid orthogonal form punctuated with windows," Wolf said.
"50 East Chestnut-where each condominium occupies an entire floor-is so private it will be like owning a single-family home in the sky," said Huzenis. "Residents will enjoy a lifestyle of luxury just west of Michigan Avenue's "Magnificent Mile."
Sales have reached the 40-percent mark at 50 East Chestnut, said Mandell. Several expansive, 3-bedroom, 3.5-bath residences are still available for purchase, he said.
Remaining floor-wide units range in size from 3,579 to 3,904 square feet and are priced between $2,696,900 and $3,569,900.
Prices include the following upgrades: technology wiring, tray ceiling with cove lighting, 3-inch white oak select rift sawn and quartered wood floor.
"With so few residences, this is a very intimate building where residents will enjoy plenty of privacy unlike many of the new larger high-rises currently on the market downtown," said Ellen Nemirow, director of client services for Jameson Development.
Each of the full-floor residences offers a private elevator foyer, two outdoor terraces, and elegantly finished living spaces geared to gracious entertaining.
Contributing to the privacy factor, each condominium has windows with 270-degree views, 3 bedrooms and large living and dining rooms and kitchens. All residences include a media room. Most residences have a library-those that do not have a family room.
"Many luxury condominium buyers at 50 East Chestnut are selling large North Shore and west-suburban homes and moving to the Gold Coast, but they are not making much of a sacrifice in space," Nemirow said.
The condominiums at 50 East Chestnut also offer a host of amenities including private garden terrace with dog run, top-floor fitness center with incredible views, 24-hour doorman, personalized concierge services and a self-park garage.
One of the most popular penthouse floor plans is found on floor 36. The three-bedroom floor plan has 3,580 square feet of living space plus two terraces encompassing 600 square feet of space.
Between now and October when the on-site model opens, prospective buyers are invited to tour the luxury condominium model and design center located in the John Hancock Building.
The design center includes a presentation area featuring a scale model of the building and a view overlooking the construction site. Buyers can view all of the standard offerings, including cabinetry, tile, flooring and plumbing fixtures.
Visitors to the model and design center step through a set of double doors leading into a grand foyer with tray ceiling and cove lighting. A highlight of the luxurious model is the spacious kitchen with hardwood floors, large island with seating, Snaidero cabinetry plus top-of-the-line appliances including a Sub Zero 48-inch side-by-side refrigerator/freezer.
A powder room and master bath are also showcased in the model. The master bath includes a luxurious tub, natural stone shower and bench, separate water closet room and double vanities separated by a recessed make-up counter with seating all along one wall.
