SALES UNDERWAY AT ALBANY CROSSING CONDOMINIUMS IN LOGAN SQUARE
CHICAGO-Condominium sales are underway at Albany Crossing, a new-construction development at 3066 W. Armitage Avenue in the Logan Square neighborhood on Chicago's Northwest Side.
Plans call for a 4-story contemporary-styled brick building with 12 new condominiums and nearly 1,500 square feet of first-floor retail space, said Charles Huzenis, president of Jameson Realty Group, the exclusive sales and marketing agent.
The 1-bedroom and 2-bedroom condominiums have 1 or 2 baths. Base prices range from $221,900 top $294,900. Initial occupancy is scheduled for late 2007.
"This is a rare opportunity to buy a new-construction condominium in the historic Logan Square neighborhood," said Huzenis. "These condos are premiere residences and will have natural oak, wide-plank hardwood flooring as well as 9-foot-tall ceilings."
Some of the other highlights include spacious balconies, carpeted bedrooms, individual heating and air-conditioning systems and in-unit washer and dryer.
Kitchens come with a choice of 42-inch maple of cherry cabinetry, stainless-steel appliances and 1.25-inch-thick granite countertops with 4-inch backsplash.

One of the most popular floor plans at Albany Crossing is Unit 01 with 1,030 square feet of living space. The L-shaped floor plan is designed for privacy with the master bedroom on one end of the unit and the secondary bedroom at the other.
Entry into the corner unit reveals a large foyer. To the right is a 12-by-8-foot kitchen which opens to a large, dramatic living room measuring 16.5 by 14.25 feet. The living room has access to a large 7-foot-long balcony.

Albany Crossing condominiums are just south of historic Logan Boulevard with its wide parks and parkways. An area landmark is the historic Illinois Centennial Column. The 68-foot-high obelisk crowned with a statue of a bald eagle was designed in 1918 by sculptor Henry Bacon at the circle interchange of Kedzie and Logan boulevards.

Other informal dining choices include The Winds Café, 2657 N. Kedzie, for American cuisine with a Caribbean flavor; Lula Café, 2537 N. Kedzie, for vegetarian dining, and Johnny's Grill, 2545 N. Kedzie for home cooking. There also are several coffee houses, including Starbucks, 2759 W. Logan, Coffee Talk, 2637 N. Kedzie, and No Friction Café, a bohemian-styled coffeehouse at 2708 N. California.
At Logan and Elston, a major shopping center features Target, Home Depot, Cub Foods, Great Ace, Pet Smart and Micro Center. A CVS Pharmacy is at Diversey, Western and Elston.
Historic Logan Square originally was developed along the Milwaukee Avenue plank road and streetcar thoroughfare after the city annexed the community in 1893. The community was named after Civil War Union Army General John A. Logan, who also served as a congressman and senator from Illinois. In 1868, Logan founded Memorial Day as a national holiday.
The Logan Square Boulevards Historic District was placed on the National Register of Historic Places in 1985. Its boundaries include Logan, Kedzie and Humboldt boulevards as well as Logan and Palmer squares.
