CHICAGO-The Village at Tri-Taylor, a unique 8-unit new-construction condominium development, is underway at 900 S. Western Ave. in the historic Tri-Taylor neighborhood on Chicago's Near West Side.

"The 5-story Village at Tri-Taylor development is designed with classic red brick and stone masonry features that mirror the vintage architectural flavor of the surrounding neighborhood," said Charles Huzenis, president of Jameson Realty Group, the exclusive marketing agent for the development.

Developers Alliant Real Estate Group will be offering 2-bedroom, 2-bath floor plans with designer kitchens and hardwood floors throughout, Huzenis said.

Pre-construction prices range from $287,900 to $314,900. The building features a private elevator entry for each of the condominiums. Parking is also available.

All of the condos at The Village at Tri-Taylor have private balconies, 10-foot-tall ceilings and oak hardwood flooring throughout the residence.

Other amenities included in the purchase price are kitchens with 1.25-inch granite countertops, 42-inch custom cabinets, Moen plumbing fixtures and a stainless steel appliance package. All of the residences are pre-wired for telephone and cable. Fireplaces are optional.

The floor plan features front entry from the private elevator into a foyer area with a long hallway. To the left of the entry is the 17-by-10-foot kitchen which opens to the 17-by-15-foot living room. The two rooms are defined by a kitchen island with breakfast bar.

Just ahead of the main entry is a secondary bedroom measuring 13 by 10.25 feet which is steps away from a full bath. Down the hall is a utility room for the washer and dryer.

Rounding out the floor plan is a large master bedroom measuring 17 by 12 feet. The room has a 12-foot-long closet and access to the master bath.

A drive down the side streets of this neighborhood, listed in 1983 on the National Register of Historic Places, reveals a cluster of pampered row houses, 2-flats and 3-flats and modest single-family homes dating to the 1880s.

Many of these architecturally significant buildings have already been restored under historic guidelines.

The new development, just west of University Village and Little Italy, is on the western edge of the Tri-Taylor neighborhood, which is bordered by Harrison Street on the north, the diagonal Ogden Avenue on the east, Roosevelt Road on thesouth and Western Avenue on the west. It is shaped vaguely like a triangle and hence the "Tri-Taylor" name.

Tri-Taylor is located just west of the Medical Center on Oakley from Grenshaw to Congress Parkway. An historic port of entry for new immigrants, this area was once inhabited by people from all over the world at the turn of the century. Today, this growing area includes the University of Illinois at Chicago campus in addition to Chicago's medical district.

A short walk from Little Italy and Taylor Street, Tri-Taylor is close to some of the best Italian restaurants and bakeries in the city. It's also convenient to the delicious restaurants of Chicago's Greek Town along Halsted Street.
