MID-RISE CONDOMINIUMS IN THE BOOMING WEST LOOP LURE BUYERS
CHICAGO-One of the many attractions of the booming West Loop neighborhood is the lack of high-rise condominiums between Halsted Street and Ashland Avenue, according to Jameson Realty Group.
"Mid-rise condominiums rule the center of the hot West Loop neighborhood because the zoning does not allow high-rises," said Charles Huzenis, principal in Jameson Realty Group, which is marketing several condominium developments in the area.
"The West Loop continues to be one of the hottest residential neighborhoods in Chicago," Huzenis said. "It's new, alive and is just moments from downtown."
The West Loop is known for its many restaurants, including Greek Town along Halsted Street and Randolph Street's Restaurant Row, plus a burgeoning art gallery district in the Fulton Market area, said Huzenis.
One of the newest developments is Mod, a 92-unit new-construction contemporary-style mid-rise condominium which features two 5-story buildings, said Huzenis. Mod is being developed by Stillpoint Development, The Pickus Companies and Castlebar Enterprises, Inc.
Plans for Mod call for construction of a 56-unit building at 1222 W. Madison and a 36-unit building next door at 1224 W. Madison.
The contemporary glass and steel buildings, designed by architects Sullivan, Goulette & Wilson, showcase 10-foot-high finished ceilings, floor-to-ceiling windows and polished concrete floors.
European kitchens will feature teak cabinets and quartz counter tops. The development will have a fitness center with a yoga loft.
One-bedroom, 2-bedroom, and 2-bedroom-plus den residences with 1 or 2 baths and 860 to 1,470 square feet of living area are planned. Pre-construction prices range from the low-$300,000s to the mid-$400,000s, said sales manager Mike Battista of Jameson Realty Group.

- Odyssey Lofts. Buyers are choosing a blend of old and new loft construction at Odyssey Lofts, a luxury adaptive-reuse loft development at 775 W. Jackson Blvd., just east of Halsted Ave. in the heart of the West Loop's Greek Town neighborhood.
The 70-unit classic timber-beam loft building features six floors of fully restored condominiums topped with two floors of new construction 3-bedroom penthouse residences, said developer David T. Wallach, principal of W. Developments, LLC.
"This is a very unique building with its brick facade, exposed timber-beam construction and Old World architectural character," Wallach said. "The character and unique design elements of these lofts are hard to find in today's marketplace."
Odyssey Lofts features 1 to 3 bedrooms plans with 1 to 2.5 baths. Prices range from $273,900 to $629,900. The development is 70 percent sold. The building has a stunning lobby with furnished seating area, granite fireplace and two passenger elevators.
Floors 1 through 6 feature exposed brick walls, timber ceilings with exposed steel spiral ducts as well as private patios, balconies or roof decks accessible from the living/dining room (per plan).
Some of the standard amenities at Odyssey Lofts include hardwood flooring in the foyer, living room, kitchen and hall, gas-burning ventless fireplaces in the living room, sound and fire-rated separation partitions between units and common areas, and a laundry room with washer/dryer hook-up.

- Fulton Place. Sales have surpassed the 90-percent mark at Fulton Place, and construction is nearing completion at the 75-unit mid-rise condominium development at 657 W. Fulton in the heart of the Fulton River District at the north end of the West Loop.
Standard features include spacious private balcony or walkout terrace, hardwood floors, kitchens with 42-inch cabinets, stainless-steel appliances and granite counter tops. Master baths feature stone tile and counter tops.

"Fulton Place is in close proximity to the downtown theater and office districts and Greek Town and Randolph Street restaurants," said Huzenis.

- Marquette Row. Construction is moving rapidly ahead at the 45-unit Marquette Row development located at 675-693 North Peoria in the heart of River West, immediately north of the West Loop.
River West is generally bounded by Hubbard Street, the Kennedy Expressway, Augusta Boulevard and the North Branch of the Chicago River.
Purchasers are also able to choose from a wide selection of units with a variety of floor plans and prices, Boyd said.
For example, Marquette Row-features bold architectural design features with all-brick exteriors, stone accents plus floor-to-ceiling windows.
Co-developers Stillpoint Development and Castlebar Enterprises are building five intimate residential buildings, each with eight units offering large 2-bedroom, 2-bath simplexes, 2-bedroom, 1-bath simplexes and a 3-bedroom, 2-bath duplex. Prices on the remaining units from the first phase range from $429,900 to $559,900 for residences with 1,560 to more than 2,000 square feet of living area.
All units boast spacious floor plans and large private front terraces. The penthouse simplexes feature additional private rooftop decks.
Finishes include premier white oak flooring throughout, abundant can lighting, fireplaces with stone slab surrounds and side-by-side washer/dryers. The units are wired in multiple locations for sound, plasma/LCD television and high-speed Internet.
