Fulton River District Booming:
CONSTRUCTION MOVING AHEAD AT FULTON PLACE
CHICAGO- Fulton Place, the 75-unit mid-rise condominium development at 657 W. Fulton, is nearly sold out and construction is expected to be completed by June. Purchasers may still select from the attractive 1- and 2- bedroom units being marketed by Jameson Realty Group.
Standard features include spacious private balcony or walkout terrace, hardwood floors, kitchens with 42-inch cabinets, stainless-steel appliances and granite counter tops. Master baths feature stone tile and counter tops.
The building will have an elegant lobby, plus first-floor retail space. Garage parking is available.
"Buyers at Fulton Place will reap the rewards of the burgeoning Fulton River District," said Huzenis.
Bounded by the Chicago River, Kinzie, Halsted and Randolph streets, the Fulton River District neighborhood was created in 1997, when Jameson Realty Group developed and marketed a series of adaptive re-use loft buildings in the area.
"Close proximity to the Windy City's expressway system and the downtown restaurant, theater and office districts, is fueling sales of condominiums and townhomes in the Fulton River District, located just north of the Loop," said Charles Huzenis of Jameson Realty Group, exclusive sales and marketing agents for Fulton Place.
Huzenis said the Fulton River District is a "fast growing residential neighborhood" that is luring a mix of condo buyers and apartment renters who are attracted by the area's convenient location, nearby restaurants and nightlife.
"The Fulton River District neighborhood is exploding because of its great location," said Greif.
"The neighborhood is strategically located between downtown Chicago and River North, so condominium buyers will enjoy the convenience of nearby transportation as well as easy access to the city's major expressways," Greif said.
"If you work downtown, residents can leave their car behind. Walking is the way to go," he said.
Residents of the Fulton River District say the prime location provides all of their favorite amenities including the nearby restaurants of Greek Town and West Randolph Street.
Today, like most established neighborhoods, the district has its own community organization-the Fulton River District Association with its own website: www.fultonriverdistrict.org.
The group organized in 2000 to support and improve the neighborhood and expansion of downtown Chicago. This community organization, as well as the West Central Association, say the new neighborhood has seen an influx of about 4,000 new residents within the last few years.
Jameson Realty also is marketing the 24-story Jefferson Tower, a 198-unit new-construction high-rise on the northwest corner of Jefferson and Lake streets on the southern border of the district.
Jefferson Tower recently was topped out, and sales have surpassed the 75-percent mark," said Jody Williams, vice president of marketing for Jameson Realty Group.
"First residents will be moving into the high-rise in early 2006, and many of them will be able to walk to work downtown."
Jefferson Tower features 1-bedroom and 1-bedroom-plus-den floor plans and 789 to 1,330 square feet of living space. Base prices range from $242,800 to $388,800. For a limited time, the price includes one free parking space.
All of the residences have private balconies with glass doors, hardwood flooring, kitchens with granite countertops and stainless-steel appliances and from 1 to 1½ baths including a marble master bath. The sales center features a beautifully furnished, full-scale model.
Jefferson Tower also will include 10 penthouse condominiums, now available for sale, on the 24th floor of the building, with great views of the Loop, West Loop and River North, said Harry Huzenis. "Even the penthouses are value-priced, starting under $300,000," he added.
Residents of Jefferson Tower also will reap the rewards of upcoming neighborhood amenities, said Ellen Nemirow, director of client services for Jameson Development, LLC.
"The City of Chicago recently approved plans for a Jewel at DesPlaines and Kinzie and MetraMarket, a 200,000-square-foot, street-level space beneath the Ogilvie Transportation Center that would feature restaurants, high-end grocers and other food related retailers," she said.
The Fulton River District is within walking distance to the Loop, steps from the Chicago River and from River North, and immediately east of the Kennedy Expressway, Greek Town and Randolph Street's "Restaurant Row."
"Both Jefferson Tower and Fulton Place are close to the Chicago & North Western train station, so you can live there and work in the suburbs," Nemirow said.
Prospective buyers can visit Jefferson Tower's professionally furnished and decorated 1-bedroom model that is open for viewing at the development sales office, located at 217 N. Jefferson, just across the street from the construction site.
The Jefferson Tower sales center located at 217 N. Jefferson is open Saturdays and Sundays from 1 p.m. to 4 p.m., or by appointment.
